Managing the Property

At RESN our extensive knowledge and experience of the River District allows us to effectively manage rental producing properties better than any other management company within our area.

Our services often pay for themselves. This is accomplished by lowering expenses, preventive maintenance, increasing occupancy rates, advanced screening techniques, and close unit supervision; not to mention, the savings in your time and frustration. Absentee owners, corporate relocation individuals, and investors appreciate the full service Property Management we offer.

Our services are ideal for everyone from the single unit owner to large commercial investors. We offer full service accounting, prospect screening and leasing, cost effective property maintenance, complete renter relations and a multitude of other services.

Our monthly management fee is payable when the rent payment is received. It is automatically deducted from your account at the time the rent payment is posted. However, since one of our jobs is keeping your property occupied, we will not take our management fee as long as your property remains vacant. Vacancies are expensive for both of us. We make every effort to keep our vacancies to a minimum. We maintain an extensive database of the features that make your property special. This enables us to quickly produce an attractive listing of your property to be given to prospective tenants and local leasing personel.

Due to our “bulk buyer” status, RESN Property Management has been able to negotiate a special pricing on a service contract for all appliances and air conditioning systems for all our properties.  This service contract offers owners the option to pay one low yearly price, and never ever have to pay for any repairs to any of the covered equipment. Included with the service contract comes a yearly preventive maintenance inspection aimed at the prevention of breakdowns and failures.

Primary Objective: Full Property Management

  • Conduct move-in and move-out inspections.

  • Collect monthly rent and disburse to owner.

  • Hold security deposit in a non-interest bearing escrow account.

  • Send late notices, and when necessary, arrange evictions.

  • Conduct periodic property inspections.

  • Conduct periodic property maintenance.

  • Handle all emergency and non emergency repair calls.

  • Make payments for required repairs and maintenance work.

  • Maintain constant contact with resident.

  • Handle proper disbursement of security deposit.

  • Pay your mortgage, property taxes, utility bills, and maintenance fees.

  • Prepare monthly income and disbursement statements.
